Costa Mesa sits between Newport Beach and Irvine and has quietly become one of the most desirable places to live in the county. South Coast Plaza, a serious food scene, and neighborhoods that still have room to run.

Costa Mesa used to be the city you drove through on the way to Newport. That changed. The Westside has become one of the most sought-after pockets in the county, driven by walkability, restaurants, and proximity to the water without the Newport price tag. The Eastside offers more space and a different feel, anchored by South Coast Plaza and the performing arts center.

The rental market here is strong and deep. Young professionals, couples, and families all compete for the same housing stock, which keeps vacancy low and demand consistent. For investors, Costa Mesa offers better entry points than Newport with much of the same lifestyle draw.
